Beachfront villas on the Athens Riviera

Beachfront on the Athens Riviera does not always mean a door onto the sand. The coast is a sequence of organised beaches, rocky coves, marinas and pine headlands. In this collection, beachfront means a house with direct access or a walk of a few minutes to the water, not a view of the sea from a ridge in the northern suburbs.

The stretches that matter

Kavouri is the seafront end of Vouliagmeni: a small beach, tavernas, and houses close to the water. Voula A and Voula B are the calm family beaches. Varkiza is wider and more open, good when you want a long swim rather than a beach club. Lagonisi continues that quieter southern coast. Glyfada's organised beaches, Asteras and Balux among them, are a short drive from many of the villas even when the house itself sits one street back.

If a private pool matters more than stepping onto sand, start with the villas with a private pool. The two overlap, and the listing will say so.

How a beach stay actually works

Sunbeds at Astir and the Glyfada clubs are reserved, often the day before in August. A beachfront villa does not include those reservations. We can arrange them, along with a transfer from Athens International Airport, which is about 25 minutes in light traffic.

The public pages name the area and the neighbourhood. The street address stays private until the stay is confirmed. Read the beaches guide before you choose between Kavouri, Varkiza and Astir.

FAQ

Can I walk to the sea?

When the house is in Kavouri or on the Voula front, often yes. If the walk is longer than a few minutes, the description says so. We do not call a house beachfront because the sea is visible from the roof.

Are the beaches free?

The municipal beaches charge a modest entry in season. The clubs and Astir charge more, for a sunbed and a different standard of service. Details are in the beaches guide, and they change, so we confirm them when you book.

Is Glyfada beachfront?

Parts of it are. Much of the housing people want in Glyfada is Ano Glyfada or near the marina, a few minutes from the sand rather than on it. Those stays are listed under Glyfada.
